Blanca City master plan & zones

Blanca City is being developed in phases across 96.7 ha: four groups of high-rise towers and the low-rise Casa quarter, set among 21.4 ha of parks, Sun World and a beachfront retail axis. This page compares each zone so you can see what is on sale, what is freehold and when each is handed over.

96.7 ha at 27.9% building density

Blanca City fronts 3/2 Street and the Thuy Van axis, with 1 km of Bai Sau coastline inside the Chi Linh – Cua Lap tourism zone. Building density is only 27.9%, with 21.4 ha set aside for parks and greenery; the rest holds the apartment towers, the low-rise Casa quarter, a 5-ha beachfront shopping center, a Marriott-branded hotel and the 15-ha Sun World water park, which is already operating.

Total investment is about VND 37,000 billion according to press reports (the developer’s training material does not state this figure).

Beachtro & Beacon — the two freehold apartment towers

Beacon Tower (E1–E5) is the 2,211-unit “lighthouse” signature tower: typical units on floors 3–38 with 3.6 m ceilings and limited duplexes on floors 39–40; 30,632 m² of basement parking, more than double the required standard; surrounded by five parks including Sea Soul (23,000 m²) and Whale (20,000 m²).

Beachtro Tower (E6–E9) is the product now on sale: 1,785 units, presented as the project’s last freehold apartment tower. See the Beachtro Tower page for unit types and floor plans.

B1–B3 and B6–B7 — serviced apartments

The Blanca B towers are resort-standard serviced (condotel-type) apartments, with 100% of units facing the sea or Sun World. B1–B3 (2,200 units) were released in phase 1 and are sold out, awaiting handover in Dec 2027.

B6–B7 have 1,188 units (34 floors, 594 per tower, duplexes on floors 33–34), handed over fully furnished by ONG&ONG and operated as a hotel with a revenue-share program: 25% of revenue + 40 nights a year for the first 2 years, then 30% + 30 nights a year for the next 8 years. This is an obligation that depends on the financial and operating strength of the party making it — not guaranteed income.

The low-rise Casa quarter

Low-rise stock makes up only about 5% of the project. Phase 2 has 395 homes (307 semi-detached + 88 detached villas) in more than 200 non-repeating designs by Aedas; on sale now are 153 Casa Villas handed over as bare shells and 64 Beachfront Boutique Villas including fit-out. Which zone suits you?

  • Buying to live in, with freehold tenure and a moderate budget: Beachtro apartments (now selling) or the remaining Beacon units.
  • A landed home you can also run a business from: Casa Villa or Beachfront Boutique Villa.
  • Hotel-operated income: B6–B7 serviced apartments (revenue share) — note these are commercial serviced units, not freehold residential apartments.
  • B1–B3 are sold out from the developer; Happy Land can advise on resale transactions if needed.
