Blanca City is Sun Group’s 96.7-hectare beachfront city on Bai Sau, fronting 3/2 Street in Rach Dua and Phuoc Thang wards, Ho Chi Minh City (formerly Vung Tau city, Ba Ria – Vung Tau province). The main product now selling is the Beachtro tower (E6–E9) — more than 1,700 freehold apartments: bookings opened at the kick-off on 30 July 2026, the launch event took place on 26 September 2026 and unit allocation began on 28 September 2026, with handover expected in August 2028. The figures below are indicative prices compiled from agents after the unit allocation and from the kick-off material; the exact price of each unit follows the developer’s price list for each release.

How much does a unit at Blanca City cost?
Indicative Beachtro pricing after the 28 September 2026 unit allocation (agent sources): studios from ~VND 2.4–2.5 billion, 1BR/1BR+ from ~VND 3.65–3.88 billion, 2BR/2BR+ from ~VND 4.3–4.9 billion. Low-rise villas run ~VND 150–186 million/m² depending on the street; Beachfront Boutique Villas from ~VND 46–48 billion including fit-out. The exact price per unit depends on the sales release — contact us for the current official price list.
How much discount is there for paying early?
Under sales policy 02.2 for Beachtro (as published by agents in September 2026): paying 95% by 25 October 2026 earns a 13.5% discount, 70% earns 6% and 50% earns 3%. On top of that there is a 5% early-bird discount on the price before VAT and the maintenance fund, and a 5% discount for buyers who do not borrow; borrowers get interest support for up to 30 months (no later than 31 August 2029). These incentives are time-limited — ask for the original policy currently in force before deciding.
How much is the booking deposit for Beachtro?
The booking amount at kick-off was VND 50 million per unit. According to agents, the booking round closed at noon on 26 September 2026 and unit allocation began on 28 September 2026; units left after the allocation are offered from the weekly inventory. The SPA signing date has not been announced; handover is expected in August 2028.
Do the prices include VAT and the maintenance fee?
It depends on the source. Kick-off prices were pre-VAT, while some agents quote post-allocation prices including VAT and after the early-bird discount. When you receive the official price list, check carefully: pre-tax price, VAT, the 2% maintenance fee, and any incentives or discounts attached.
Can foreigners buy at Blanca City?
⚠ The training material available does not state the foreign-ownership quota for each tower. We will not speak on the developer’s behalf — foreign buyers should contact us so that Happy Land can obtain written confirmation from Sun Group before any booking.
